Judy has been committed to the positive growth of the Garden City community for over 37 years. As a licensed broker/CO-owner of Coldwell Banker the Real Estate Shoppe, inc. she is a firm believer in the importance of continuing education. She has completed thousands of hours of training and holds the designations of CRB, CRS, ABR, and GRI. Her expertise in her field is evident by her numerous awards as a Top Producer for Coldwell Banker over the years. Appointed by the Governor in 1995, she serves on the Kansas Real Estate Commission.

On the local level she is actively involved in the community. She has served on numerous boards and is involved in civic groups including the Chamber of Commerce, Leadership Garden City and leadership Kansas, Rotary, Trinity Lutheran Church Endowment Fund and has been actively involved in USD #457 school district throughout the years.



Plan of Action for selling your home

CMA I will preview your property, obtain all pertinent information and provide you with a current market analysis and summary to help you determine the most effective marketing price for you home.

MLS I will submit copies of your listing to the computerized multi-list service which will provide immediate access of your listing to all Realtors for maximum exposure.

CB/RES I will arrange a tour of your home with our Coldwell Banker the Real Estate Shoppe, Inc. sales staff, hold a Realtor open house so that Realtors from other agencies may preview your home and provide them with pertinent information (utility averages, square footage, special features) that will assist them in working with prospective buyers.

MARKETING A customized brochure will be designed for your home, complete with interior pictures, and will be made available in our office foyer and in a brochure box placed in front of your home. A virtual tour will be completed and posted on our websites; nusserinc.com, gccoldwellbanker.com, coldwellbanker.com and realtor.com. Your home will be advertised in the newspaper and in our firms monthly Home Guide. Additionally, a brochure with a detailed description of all of my listings is mailed to the 100 largest employers in Finney County, providing them with information for new employees. To increase market exposure, public open houses will be scheduled for your home. At each of our open houses, a complete list of our current property listings is distributed to visitors.
